Dear Friends and Family,

Spring is the season of Renewal and I'm seeing it all over New York City!  From the blossoming trees and flowers to the super-hot seller's market, spring has definitely sprung!

The stats are clear:  Despite the volatility in the stock market, luxury properties are selling fast and well.  In the second week of April, there were over 40 contracts for luxury properties and the average drop from initial asking price to last asking price was 0%.  It's the first time that's happened since 2014 and this trend is continuing into May.

For sellers who have been sitting on the fence, now is the time to list. For buyers, this renewed market energy means that working with a great broker is more important than ever, to set realistic budget goals, move fast, and find off-market properties, as my team did for our Brooklyn townhouse buyers this week!

Last month also saw a spike in new development contracts.  One exceptional new development is The Towers of the Waldorf Astoria, an extraordinary residential offering within the quintessential luxury hotel.  The re-design of the Towers is its own renewal: Jean-Louis Deniot reinvigorated the Waldorf’s original Art Deco interiors with contemporary luxury, creating modern living within its historic structure.

I had the pleasure of experiencing the Towers' showroom last month as part of a REALM Mastermind event in conjunction with the INMAN Real Estate Conference.

It was an incredible group of 60 renowned agents from across the world.

Later this month I'll be joining the REALM community again in Malibu on a "League of Legends" panel.  From Canada to Turks & Caicos, we 

are #InYourREALM.  

On Friday, I'm attending the GLAAD Media Awards, and later this month I am on the host committee for "Edie's Backyard BBQ." Proceeds from this event honoring the late, great Edie Windsor benefit the Edie Windsor HealthCare Center, ensuring safe and affirming healthcare for all.  "Don't Postpone Joy" is our motto for the event, so click here for tickets or reach out for details on other ways to support the LGBTQ+ community.

If you're looking for other local spring activities, culture abounds across the city this month. Enjoy local food and product vendors at the exquisite Night Markets in Harlem, Queens and the Bronx.  On May 14th celebrate Asian-American Heritage Month and Japan Day with the first-ever Japan Parade along Central Park West.  And from the 18th-22nd make sure to check our Frieze New York at The Shed for the latest art and design trends.

As my network and love for New York City grow, I am humbled to be reminded of my beginnings.  38 years ago, my first ever real estate deal was a studio apartment at 35 West 81st Street.  Last month I listed unit 6BC in the same building.  Unsurprisingly, the spacious and newly renovated home with unobstructed skyline views had an offer before it even hit the market and is already in contract! 

I want to personally wish all the moms in my life a Happy Mother's Day.  (Dog moms, too!)  And to everyone else, I wish you warmth and love this weekend. If you need anything, I'm always just a phone call away.
