Dream Big
There are hints of Spring in the air but I'll take as many snow days in Aspen as I can! Regardless of the weather, now is the time to look forward to the coming months and spring market with enthusiasm and determination.
For the next few months, I'll be sharing my favorite Compass Entrepreneurship Principles and how they apply to my business: You and your home. I’m starting with “Dream Big”.
Lifelong Dreamer
We tell children to dream of being an astronaut, an artist, a success—to push boundaries of what is to imagine what could be. For many, it's easy to get lost in pragmatism as we age but dreaming big should be lifetime pursuit! Whether it is training for a marathon, mastering a language, achieving professional goals, or setting your sights on a new opportunity, dreams generate the energy and creativity necessary to achieve great things. The same is true for your home. Even the smallest apartments can house big dreams. It's about seeking what is best for you and your family.
Big Deals
When setting new goals, it is important to take stock of what you've already achieved. I am proud of the $47M penthouse deal I brokered at 56 Leonard Street (the largest deal of my career that I can talk about). A great achievement, but I’m not looking to retire anytime soon, and property values don’t seem to be going anywhere but up. Beyond price, some of the biggest dreams I've helped accomplish haven't been on trophy properties. From finding my trainer his first apartment to helping friends downsize and liquidate in the face of medical challenges, a "big" deal doesn't always mean a big price tag. Even after 40 years, I think my "biggest" deals are yet to come!
Top Apartments
It is no secret that I have a passion for penthouses, and experience to back it up. These homes are a great aspiration for many New Yorkers. From jewel-boxes overlooking the East River to artist lofts in SoHo to sprawling duplexes in Tribeca, many people's big dream is to move up in the world, literally. If you know someone who dreams of having "PH" in their address (or maybe already has it), I'd love to meet them and discuss the current penthouse market.
Helping the Helper
Achieving big dreams often requires the help of others. While me and my team are ready to help you reach your dreams of home, I have long leaned on the support of business coaches to help me do an even better job for my clients. Recently, focusing in and drilling down into what it is that I want to achieve has grown out of my membership in Elevated with Chad Willardson. He, his team, and my mastermind group of diverse entrepreneurs are helping me to see the importance of taking a step back, checking-in, and dreaming big. By working to align my personal goals with that of my career, I have learned that not only do neither have be sacrificed at the expense of the other, but that both are only possible together.
The Next 100 Million
Chad asked me recently if I had found success. As you can see in the video above, in many ways, yes, I have. Our team has consistently closed over $100M in sales per year and I am extremely proud of that distinction. Yet, I responded to the question that this year I want to reach $300M in sales. That is a high goal to reach, but it has to be placed in context. Strictly by the numbers, growing by a more practical 5-10% ($5M–$10M) is only a few transactions in a market with an average PPSF of $1,500. While 200% growth is lofty, and will take a lot of hard work to accomplish, I would rather dream big and still end up somewhere better than I am now. If we aim for the same, we stay the same.
Live Big
Dreaming big can also mean living big, which is different for everyone. Maybe it is buying the unit next door to make room for a new child, new hobby, or new business. Maybe it could be securing an elusive and rare unit that has never been on the market. In my case, as someone who loves their home but had to undergo an unexpected renovation, I found myself dreaming—and now building—a better apartment than the one I had before. I’m exploring what quality means to me: selecting new finishes, removing superfluous walls, and ensuring that my new home is as exceptional as I can dream it.
Dreaming big isn’t just about ideals and setting goals, it can also be a lifestyle. Our personal spaces reflect ourselves, they should also be a positive place for realignment, regeneration, and productivity. Whatever your dreams might be, there’s always room to think bigger.
